Roof leak detection in Exmouth

Leak tracing in Exmouth, across Regency villas on the hillside, inter-war suburbs at Withycombe Raleigh and flat-roofed seafront blocks that take the South West's hardest salt exposure.

Villas, inter-war suburbs and flat seafront roofs

Exmouth's building stock runs from Regency and Victorian villas on the hillsides down to the docks, through inter-war and post-war semis at Withycombe Raleigh and Littleham, to flat roofs and rendered parapets on the seafront apartment blocks nearer the marina. Each of those three eras fails in its own way, and a flat roof over a seafront block has almost nothing in common with a slated Regency villa roof three streets back.

The inter-war semis are the town's most numerous stock, built with shallower pitches and simpler valley details than the Victorian villas above them, on concrete interlocking tile that was never intended to shed the wind-driven rain this coastline actually gets.

Topsham, Budleigh Salterton, Exeter and Sidmouth are all near enough for a single trip to cover more than one address, and each has its own page here written around what actually happens on that town's roofs rather than a shared coastal template.

The most exposed roofs in the dataset

Exmouth takes salt-laden south-westerlies off the open sea with nothing to break them, which corrodes fixings, flashings and clips faster than almost anywhere else covered by this site, and produces recurring wind uplift at ridges and verges that a calmer inland town would not see. On the flat-roofed seafront blocks that same wind finds any weakness in an upstand or a parapet junction and drives water sideways into it rather than letting it run off.

That level of exposure is actually useful for a thermal pass: a wet patch under a covering that is losing heat into a strong prevailing wind reads more clearly against the dry roof around it than the same patch would on a sheltered inland roof, provided the flight is timed around the wind rather than against it.

The EX8 postcode area runs from the seafront right back to Withycombe, and a trace booked anywhere in it gets the same airspace check and the same fixed price, whether the roof in question is a Regency villa on the hill or a semi two streets from the docks.

Why the flight gets planned around the coastline, not just the calendar

A survey booked here has to work around the wind more than the rain, since gusts off Orcombe Point and Sandy Bay can ground a flight on an otherwise dry day. Getting that timing right avoids the wasted visit that a scaffold booking, once committed, cannot avoid.

The seafront apartment blocks near the marina also carry shared roofs and multiple leaseholders, so a dated thermal and visual record of where a leak enters is often the document a managing agent needs before authorising any repair at all.

The two miles of open seafront and the newer docks quarter development add a further building type again, modern low-rise apartments with their own flat and shallow-pitched roofs, built more recently than the Victorian villas above them but not necessarily detailed any better for the exposure this coastline delivers. The same fixed price and 48 hour written report apply whichever part of the town the roof sits in.

Behind the trace

What Exmouth clients are actually buying

CAA registered

Operator ID and Flyer ID held, plus the A2 Certificate of Competency. Every trace is planned to the rules that apply to the site, and the paperwork is available before the visit if your agent, insurer or a managing agent wants it.

Radiometric thermal

A DJI Mavic 2 Enterprise Advanced carrying a 640 by 512 thermal camera. Water and the material around it hold and release heat differently to a dry roof, which is how a leak gets traced back towards its entry point rather than guessed at from a ceiling stain.

100 megapixel camera

A DJI Mavic 4 Pro with a Hasselblad camera and 6K video, flown alongside the thermal pass. The resolution means a candidate entry point can be shown close up, from a safe standoff distance, without the image falling apart when your roofer zooms in.

Insured with Coverdrone

Full commercial cover for the operation. Certificates go to letting agents, managing agents and insurers as a matter of course, without anyone having to chase for them.
